This Privacy Policy describes how REUW ("we," "us," or "our") collects, uses, and protects information when you use our real estate underwriting platform.

1. Information We Collect

We collect information necessary to provide our underwriting services:

  • Account Information: Email address, name, and authentication credentials when you register
  • Deal Data: Property data, rent rolls, financial statements (T-12s), and offering memorandums you upload for analysis
  • Usage Data: Platform interaction data, feature usage, session duration, and access logs for security and analytics
  • Device Information: Browser type, IP address, and operating system for security and compatibility

2. How We Use Your Information

  • Generate financial projections, proforma analysis, and underwriting outputs
  • Provide market analysis, rent comparables, and assumption guidance
  • Maintain platform security, detect unauthorized access, and audit activity
  • Improve platform features and performance
  • Communicate service updates, security notices, and support responses

3. Data Ownership & Sharing

You retain full ownership of all property data and financial information you upload. We do not sell, rent, or share your proprietary deal information with third parties. We do not pool, benchmark, aggregate, or resell it, and we do not use it to inform any other customer's underwriting. The single narrow exception is the account-label categorization guide described in Section 8 and in our Terms of Service.

4. Data Security

We implement industry-standard security measures to protect your information:

  • Encryption in transit (TLS/HTTPS) and at rest for sensitive data
  • JWT-based authentication with secure session management
  • Role-based access control restricting data to authorized users
  • Regular security audits, rate limiting, and intrusion detection
  • Bcrypt-hashed passwords — we never store plaintext credentials

5. Data Retention

Deal data is retained for the duration of your active account. You may request deletion of specific deals at any time through the platform. Upon account termination, all associated deal data is permanently deleted within 30 days. Security and audit logs are retained for 12 months.

6. Cookies & Local Storage

We use browser local storage to maintain your authentication session (JWT tokens). We do not use third-party tracking cookies or advertising pixels. Essential session data is stored locally and cleared upon logout.

7. Third-Party Services

We may integrate with the following categories of third-party services:

  • Hosting Infrastructure: Cloud hosting for application delivery and data storage
  • Market Data Providers: Census Bureau and public data sources for income and demographic analysis
  • Mapping Services: Geocoding and map display for property location analysis

8. Machine Learning & Analysis

We use a fixed, pre-trained language model that runs locally on our own servers to help match accounting line items to categories. It is not trained on your data, or on any customer's data. There is no training step: the model ships with the platform and is never updated using anything you upload.

Separately, when you assign a category to a line item we did not recognize, that account-name-to-category mapping may be reviewed by our staff and added to a shared categorization guide that improves recognition for everyone. Only the generic label and its category are used. No dollar figures, property details, or counterparty names are included, and no entry can be traced back to you or your deals. Write to us and we will exclude your labels from that guide.

9. Your Rights

  • Access: Request a copy of all data associated with your account
  • Correction: Update or correct your account information at any time
  • Deletion: Request deletion of your account and associated data
  • Portability: Export your deal data in standard formats

10. Changes to This Policy

We may update this Privacy Policy as our platform evolves. Material changes will be communicated via email or platform notification. Continued use after changes constitutes acceptance of the updated policy.
